For teams under about 30 people, or anyone unsure of their headcount a year from now, coworking or a managed office is almost always cheaper in the first two years than leasing your own office in Hyderabad. Leasing usually wins on cost per seat only for larger, stable teams staying five years or more.
The three options
Coworking private office. A furnished, lockable cabin inside a coworking centre. You pay per seat; internet, power, cleaning, reception and shared meeting rooms are included. Lock-ins are usually 3–12 months.
Managed office. An operator leases a floor, designs and builds it to your layout and brand, and runs it for you. You still pay one per-seat fee, but on a 2–5 year agreement. It suits teams of about 50 to 500.
Traditional lease. You rent bare or warm-shell space directly from a landlord, pay for interiors, furniture and IT, and run the office yourself.
What a traditional lease really costs up front
Take a 25-person team in HITEC City needing about 1,900 square feet of super built-up area:
- Security deposit: 6–10 months of rent. At ₹90 per square foot, that is about ₹10–17 lakh.
- Interiors and furniture: ₹2,000–3,500 per square foot, so roughly ₹40–65 lakh.
- Lock-in: commonly 3 years, sometimes longer, with 5% yearly escalation or 15% every three years.
- Running costs: maintenance, electricity, internet, housekeeping and security on top of rent.
The same team in a coworking centre would typically pay a deposit of 1–2 months’ fees and nothing for interiors.
When each option wins
| Situation | Usually best |
|---|---|
| 1–10 people, or headcount uncertain | Coworking desks or a cabin |
| 10–50 people, 1–3 year horizon | Coworking cabin or team suite |
| 50–300 people, 2–5 years, want your own brand | Managed office |
| 100+ people, staying 5+ years, capital available | Traditional lease |
Hidden costs on both sides
Coworking and managed offices can carry extra charges for meeting room hours, parking, after-hours air conditioning and IT customisation. Leases come with interiors that overrun, maintenance increases, and the cost of the time someone spends running the office.
