Yes, you can use a virtual office in Hyderabad as your company’s registered office. It’s common and lawful as long as the address is real, you have the owner’s written permission and the place can receive official letters. The provider should give you a rent or service agreement, an NOC from the property owner and a recent utility bill. You file these with the Ministry of Corporate Affairs (MCA) when you incorporate, or within 30 days afterwards.
This guide explains common practice. It is not legal advice. Rules and how the Registrar applies them change, so check with your company secretary or chartered accountant before filing.
What the law requires
Under section 12 of the Companies Act, 2013, every company must have a registered office able to receive and acknowledge communications within 30 days of incorporation. The company’s name, registered office address and CIN must appear outside the office and on letterheads and invoices. LLPs have a similar rule under the LLP Act.
Documents your virtual office should give you
| Document | Why it is needed |
|---|---|
| Rent agreement or service agreement in the company’s name (or a promoter’s, before incorporation) | Shows your right to use the address |
| No-objection certificate (NOC) from the property owner | Confirms the owner allows the address to be used as a registered office |
| Utility bill (electricity, water or gas) not older than 2 months | Proof of the address |
| Signboard or name board at the premises | Needed under section 12 and often checked |
Filing step by step
- At incorporation: enter the address in SPICe+ Part B on the MCA portal and attach the documents above. If you don’t have them yet, you can give a correspondence address and file the registered office later.
- Within 30 days: if you didn’t give the address at incorporation, file form INC-22 with the same documents.
- GST registration: if you need GST in Telangana, use the same address as your principal place of business. The GST officer may ask for the same NOC and utility bill, and may carry out a physical verification.
- Bank account: banks usually ask for the incorporation certificate and may visit the address.
What it costs
Virtual office plans in Hyderabad that include registration documents typically cost:
- ₹8,000 – ₹18,000 a year outside the IT corridor
- ₹12,000 – ₹25,000 a year in central areas such as Begumpet, Somajiguda and Banjara Hills
- ₹18,000 – ₹36,000 a year in HITEC City, Gachibowli and the Financial District
Prices exclude 18% GST. Plans with mail scanning, a reception that answers calls in your name or a few meeting room hours cost more.
Common mistakes
- Using a provider that won’t sign an NOC. Without it, the MCA or GST officer can reject the filing.
- No name board. Ask the provider to display your company name at reception; many do this as standard.
- Missing notices. Government letters go to the registered office. Make sure the provider scans and emails all post the day it arrives.
- Cheap “address only” plans. Very cheap plans sometimes reuse one address for hundreds of companies, which can draw attention during verification. Check reviews.
- Forgetting to update. If you move, file INC-22 within the required time.
