Coworking, private offices, virtual offices and meeting rooms in India are charged 18% GST. If your business is GST-registered in Telangana and uses the space for business, you can usually claim that 18% back as input tax credit (ITC). Your real cost is then the pre-GST price. The catch is that if your business is registered only in another state, you usually can’t claim GST charged by a Hyderabad space.
This is general information, not tax advice. Confirm your own position with a chartered accountant.
How the bill works
A Hyderabad coworking space charges CGST 9% + SGST 9% on your membership. For a ₹10,000 hot desk, your invoice is ₹11,800. If you can claim ITC, you set the ₹1,800 against the GST you collect from your own customers.
When you can claim ITC
Under section 16 of the CGST Act, you can claim the credit when:
- You hold a tax invoice in the name and GSTIN of your business.
- The space has reported the invoice in its GST return, so it appears in your GSTR-2B.
- You have received the service and use it for business.
- The supplier has paid the tax to the government.
The out-of-state trap
GST on services related to property is charged where the property is located (section 12 of the IGST Act). So a Hyderabad space always charges Telangana CGST + SGST, even to a company based in Bengaluru or Mumbai.
If your company has a GSTIN only in Karnataka, for example, it generally can’t use Telangana CGST and SGST as credit. You pay the full 18% as a cost. This is why many companies with a team in Hyderabad:
- Register for GST in Telangana, often using the coworking address as their place of business. Most spaces will provide an NOC for this.
- Ask the operator to bill the Telangana GSTIN on every invoice.
For a 20-seat team paying ₹2 lakh a month, that’s about ₹36,000 a month of GST you can recover.
Freelancers and small businesses
- If your turnover is below the GST registration threshold (₹20 lakh a year for most service businesses in Telangana) and you aren’t registered, you can’t claim ITC. The GST is simply part of your cost.
- If you’re under the composition scheme, you can’t claim ITC either.
- If you export services and are registered, ITC on your coworking bill can usually be claimed or refunded. Ask your accountant how.
What to check on every invoice
- Your legal name and GSTIN are correct.
- The space’s GSTIN and SAC code are shown.
- Separate lines for CGST and SGST.
- Extra charges (meeting rooms, printing, parking) are on GST invoices too.
Bottom line
For a GST-registered business in Telangana, compare spaces on their pre-GST price. For anyone else, compare the price including 18% GST. Try the coworking cost calculator, which can show both.
