Managed Office Pricing in Hyderabad: What the Per-Seat Price Includes

A managed office is a private office or floor that the operator designs, fits out and runs for you, usually for teams of 30 to 500+ people. In Hyderabad it typically costs ₹7,000 to ₹18,000 per seat a month plus 18% GST. The price is lowest outside the IT corridor and highest in Grade-A towers in HITEC City, Gachibowli and the Financial District. Terms are usually 2–3 years, with a fixed yearly increase.

What the per-seat price usually covers

• Rent for the space and a share of common areas
• Fit-out: partitions, ceilings, lighting, cabling and cabins to your layout
• Furniture and phone booths
• Maintenance, housekeeping, security and front desk
• Power backup and air conditioning during agreed hours
• Internet (sometimes charged separately for dedicated lines)
• Access to shared amenities in the building, such as cafés and large meeting rooms

Usually not included: electricity used beyond a limit, after-hours AC, dedicated servers or labs, custom IT security, parking beyond a quota, and food.

How the price is built up

Operators price a managed office from the area per seat and the cost per square foot. A comfortable office needs roughly 60–100 sq ft per seat, including meeting rooms and pantry. Denser layouts cut the per-seat price but feel cramped. When comparing quotes, ask:

1. How many square feet are you getting, and how many seats?
2. What is the per-seat price at the same density from each operator?
3. Is the fit-out cost included in the seat price, or charged up front?

A managed office avoids a large up-front deposit and the fit-out bill, and you can move in within weeks. A lease of a bare-shell floor usually works out cheaper per seat over 5+ years. How to get a better deal

• Get three quotes for the same seat count and density.
• Ask for rent-free months at the start while the fit-out is done, or a lower first-year rate.
• Negotiate the right to add or release 10–20% of seats after the first year.
• Make sure escalation is fixed in the agreement.
