Most coworking agreements in Hyderabad have a lock-in period (the minimum time you pay for), a notice period to leave, and a refundable security deposit. For desks, lock-ins are usually 1–3 months with one month’s notice. For private cabins they are usually 3–12 months, and for managed offices 2–3 years. Deposits are usually 1 to 3 months’ fees, and more for managed offices. These terms affect what you really pay more than the headline price.
This guide explains common terms. It is not legal advice. Have a lawyer read any agreement for a large team or a long term.
Typical terms by product
| Product | Lock-in | Notice | Deposit | Annual escalation |
|---|---|---|---|---|
| Hot desk | None – 1 month | 15–30 days | 0–1 month | Rare |
| Dedicated desk | 1–3 months | 30 days | 1 month | Sometimes |
| Private cabin | 3–12 months | 30–60 days | 2 months | 5–8% common |
| Managed office (50+ seats) | 24–36 months | 3–6 months | 3–6 months | 5–7% common |
The clauses to read first
Lock-in. During the lock-in you owe fees for the whole period, even if you leave. Check whether leaving early means paying the remaining lock-in in full, or a fixed penalty.
Notice period. Check whether notice can be given during the lock-in to end exactly when it ends, or only after it. The second adds a month or more.
Auto-renewal. Many agreements renew automatically for another term unless you give notice. Put the renewal date in your calendar.
Escalation. A yearly increase of 5–8% is normal for cabins and managed offices. Make sure it’s a fixed percentage, not “at the operator’s discretion”.
Deposit refund. Check how many days the operator has to refund (30 days is fair) and what it can deduct for. “Wear and tear” should not be deducted.
Relocation. Some agreements let the operator move you to another cabin or centre. Ask for the right to refuse, or to leave without penalty, if the move is to a different building.
Scaling. Ask whether you can add seats at the same rate, and whether you can move to a larger cabin without restarting the lock-in.
Licence, not lease
Coworking agreements are usually licences or service agreements, not leases. You get the right to use the space and services, but no tenancy rights. This is why they’re simpler and quicker to sign. It also means the operator can usually end the agreement on the terms written in it, so read the operator’s termination clause too.
How to leave early with less pain
- Negotiate before you sign. Ask for a shorter lock-in, or the right to cut seats by 20–30% after six months.
- Offer a replacement. Some operators will release you if another member takes your cabin.
- Move within the brand. Large brands like Awfis, Regus or iSprout may let you move to a smaller plan or another centre instead of paying a penalty.
- Get everything in writing, including any discount agreed on a call.
Checklist before signing
- Total monthly cost including GST, parking and any extra AC hours
- Lock-in end date and notice rules
- Deposit amount and refund time
- Escalation percentage and date
- What happens if the operator closes the centre
Take the coworking tour checklist with you when you visit, and compare brands side by side.
